Architectural Change Requests
Welcome to the Architectural Change Requests (ACR) page for Homesteads at The Harvest. This page is designed to help homeowners understand the ACR process, determine if they need to submit an ACR form, and provide access to download the ACR form. Our goal is to maintain the aesthetic and structural integrity of our community while allowing homeowners the freedom to enhance their properties.
Do I Need to Submit an ACR Form?
Homeowners must submit an ACR form for any modifications to the exterior of their property or common areas. This includes, but is not limited to:
Structural changes (e.g., building additions, large decks)
Fences
Sheds
Significant landscaping changes (e.g., large gardens, tree removal)
Exterior paint color changes
Installation of solar panels
Major renovations or improvements
You do not need to submit an ACR form for minor aesthetic changes or temporary structures, such as:
Minor landscaping (e.g., planting flowers, small garden beds)
Seasonal decorations
Temporary structures like bounce houses or tents (up to 14 days)
Small decks (under 500 square feet and within existing boundaries)
How Does the ACR Process Work?
Submit the ACR Form:
Download and complete the ACR form.
Provide detailed descriptions and plans for the proposed changes, including dimensions, materials, colors, and any other relevant information.
Submit the completed form to FirstService Residential by completing a “Architectural Modification Request” via their website.
Initial Review by FirstService Residential:
FirstService Residential will conduct an initial review of your submission to ensure all necessary information is included.
They may contact you for additional details or clarifications if needed.
Board Review:
Once the form is complete, FirstService Residential will forward it to The Homesteads Board Members for review.
The Board will evaluate the proposed changes to ensure they comply with our community’s standards and guidelines.
The review process may include a site visit or additional questions from the Board.
Decision Notification:
You will receive a written notification of the Board’s decision within 30 days of your submission.
If approved, you may proceed with your project as outlined in your ACR form.
If not approved, the notification will include the reasons for the denial and any recommended modifications or additional information needed for reconsideration.
Post-Approval Compliance:
Ensure that the modifications are completed as approved. Any deviations from the approved plans may require resubmission and reevaluation.
Once the project is complete, notify FirstService Residential for a final inspection to ensure compliance.
